A basement is the closest thing to a purpose-built simulator room you'll find in most homes. Climate-stable, dark, quiet. The catch is almost always ceiling height — and a few other gotchas no one warns you about.
Step 1: Measure ceiling height at the lowest point
In the planned hitting area, find the lowest joist, beam, duct, or pipe. That's your real number. You want 9' minimum, 9'6"+ comfortable.
Step 2: Moisture first, finish second
Before any framing or flooring, deal with moisture:
- Vapor barrier on slab
- Dehumidifier (with drain to floor or pump)
- Sealed walls / waterproof paint where appropriate
Skip this and you'll be repairing screens, mats, and millwork in two years.
Step 3: Acoustics
Basements are quiet outside — but inside, concrete and drywall make every ball strike echo. Plan for:
- Acoustic panels on side walls
- Carpet or rubber underlay outside the hitting area
- A rubber mat under the hitting surface
Step 4: Lighting
Total light control is a basement advantage — don't waste it. Use indirect cove lighting on dimmers; avoid downlights directly above the screen.
Step 5: HVAC and electrical
- Dedicated 20A circuit for the simulator
- Ensure return air for the HVAC zone — sims generate heat from projectors and PCs
- Run all cabling in-wall before drywall goes up
